Key Roles:

Conceptual Design

· Collaborate with clients to understand project vision, goals, and requirements.

· Develop initial design concepts and present options that reflect the client’s style, budget, and functional needs.

· Create 2D and 3D conceptual renderings using CAD software to communicate design intent.

· Research and recommend materials, finishes, and design trends to support project goals.

Plans + Specifications – Codes + Regulations

· Develop detailed construction drawings and design specifications.

· Ensure all designs comply with local, state, and federal building codes and regulations.

· Coordinate with structural engineers, MEP (Mechanical, Electrical, and Plumbing) consultants, and other stakeholders to integrate technical details into     the design.

· Prepare and maintain accurate documentation for project plans and revisions.

Permits + Certificate of Occupancy (COO)

· Prepare and submit permit applications, ensuring compliance with zoning and code requirements.

· Liaise with permitting authorities to address questions and expedite approvals.

· Ensure the Certificate of Occupancy (COO) is obtained upon project completion.

Design Coordination + Client Interaction

· Work closely with project managers, estimators, and contractors to align design with construction requirements.

· Revise designs based on feedback from clients, project managers, and construction teams.

· Provide guidance on finishes, furnishings, and design elements to achieve the desired aesthetic.

Customer Service

· Serve as the primary design point of contact for clients throughout the project lifecycle.

· Provide timely updates and respond to client inquiries and concerns.

· Conduct post-project reviews with clients to ensure satisfaction and gather feedback for future improvements.

Qualifications

Education and Certification

· Bachelor’s Degree in Architecture or a related field A strong foundation in design principles and construction techniques is essential.

· Registered Architect (preferred but not required) Having a licensed professional helps ensure compliance with local building codes and regulations.

· LEED Certification (optional but beneficial) Knowledge of sustainable design and green building practices can be a significant asset, especially for commercial projects.

Experience

· Architectural Experience (5-7 years preferred) Experience in both design and construction roles is key. The candidate should have experience managing the entire lifecycle of a design-build project, from conceptual design to completion.

· Proven Track Record with Commercial Projects Experience specifically in commercial design and construction, such as office buildings, retail spaces, or industrial facilities.

· Experience with CAD and BIM Software Proficiency in design software such as AutoCAD, Revit, or similar is essential to create and manage design plans and building information models (BIM).

· Knowledge of Construction Codes and Regulations Understanding local, state, and federal building codes and regulations is essential for ensuring designs comply with legal requirements.

· Design Skills and Aesthetic Sense Ability to create functional, innovative, and aesthetically pleasing designs that meet both client needs and project goals.

· Strong Technical Skills in Construction Knowledge of construction methods, materials, and processes to ensure designs can be practically built within the project budget and timeline.

· Client Communication and Collaboration Strong interpersonal skills to effectively communicate with clients, contractors, and stakeholders, ensuring the design vision is realized.

· Problem-Solving and Adaptability Ability to find solutions to design or construction challenges while maintaining the overall project vision.

Legal and Regulatory Knowledge

· Permitting and Approvals Knowledge of how to secure the necessary permits and navigate the permitting process for commercial construction projects.

Personality Traits

· Leadership Ability to lead cross-functional teams, including contractors, engineers, and clients, while fostering a collaborative work environment.

· Attention to Detail A keen eye for detail to ensure that design elements are executed correctly and efficiently.

· Organizational Skills Managing multiple projects at once, while ensuring deadlines are met and quality is maintained across all designs and builds.
